Two quotes are only comparable if they price the same work. Check equipment, locations, quantities, after-hours requirements, lift charges, material assumptions, reporting, and return visits.

Common exclusions can include parts, access equipment, monitoring coordination, permits, tenant coordination, fire watch, additional deficiencies, concealed conditions, or after-hours work.
Match provider size to job risk

Ask how documentation will be handled
For property managers, the closeout paperwork can matter as much as the repair. Ask what report, invoice detail, photos, and deficiency notes will be provided.
