Clarify access and coordination
Tenant spaces, parking garages, locked rooms, restaurants, industrial areas, and condo common areas may require escorts, notices, shutdowns, lifts, or special scheduling.
State exclusions clearly
A responsible quote should identify what is not included: additional deficiencies, concealed conditions, monitoring changes, permits, fire watch, engineering, or code interpretation if applicable.
Explain closeout documentation
Ask what documentation will be provided after completion. This may include repair summaries, photos, invoices, updated deficiency notes, or provider reports.
